Anchor space at All American Crossings Shopping Center sold; Epic Fun Park remains the anchor tenant

The anchor space at All American Crossings Shopping Center in Fayetteville has been sold as a triple net (NNN) investment property, which means that Epic Fun Park will remain in place as the space’s tenant. The amusement center has been located in the 41,396 square-foot anchor space at 1400 Walter Reed Road since 2022. Locally owned 1400 Walter Reed, LLC recently purchased the property as well as the adjacent 4,000 square feet of space that is also leased by Epic Fun Park. TradeMark Properties represented both the buyer and the seller in the sale.

Senior Vice President, Retail Services Vijay K. Shah, CCIM represented 1400 Walter Reed, LLC and Senior Vice President, Retail Sales and Investment Sales Shelley Bhatia, CCIM represented the seller, Fayetteville Walter Reed LLC.

“The owners of Epic Fun Park have been in the family amusement industry for over 20 years. The new owner of the property recognizes that they and the amusement center are great additions to the Fayetteville community and looks forward to working with them for many years to come,” shared Shah

Epic Fun Park still has several years remaining on its lease. It offers a wide variety of attractions, including indoor inflatables, a ropes course, climbing walls, a play structure, and a full café.

“The previous owner of the space, Fayetteville Walter Reed LLC, was excited to work with a local buyer to purchase the property because the buyer is actively engaged in making the area more vibrant and economically successful. This business has been a great asset to the community and has provided a wonderful place for adults and kids alike to go out and have clean, fun entertainment,” said Bhatia.

The buyer of the property, 1400 Walter Reed, LLC., is owned by Pavan D. Patel and Partners. The company owns multiple holdings in Fayetteville.
