Longleaf Pine REALTORS® released its June 2026 housing market statistics, providing a current look at residential real estate activity across southeastern North Carolina. The latest data reflects stronger pending and closed sales, continued inventory growth, and year-over-year price gains, even as fewer new listings entered the market during the month.

Market Interpretation
June’s data points to a regional housing market that remains active while continuing to move toward more balanced conditions. Pending sales increased 6.6 percent year over year, and closed sales rose 3.8 percent, showing that buyer activity continued to translate into completed transactions. At the same time, new listings declined 8.3 percent, making the growth in available inventory an especially important indicator of the broader market shift.
Compared with May, June brought stronger closing activity but fewer properties entering the market. Closed sales increased from 695 in May to 734 in June, while new listings declined from 1,061 to 899. The median sales price rose from $304,000 to $309,900, and the average time from listing to accepted offer increased from 58 to 61 days.
Pricing remained resilient overall. The median sales price increased 2.1 percent year over year to $309,900, while the average sales price rose 1.4 percent to $319,904. Sellers received an average of 98.7 percent of their most recent list price, reinforcing that accurately priced and well-positioned properties continue to attract serious buyers.
Market performance varied by property type. Existing single-family homes recorded 511 closed sales, up 0.2 percent from last year, with a median sales price of $290,000, up 1.8 percent. Single-family new construction posted 187 closed sales, an increase of 9.4 percent, and a median sales price of $348,323, up 1.6 percent. Townhouse and condominium closed sales increased 38.5 percent to 36, while the monthly median sales price rose to $242,000. Because this is a smaller segment, individual transactions can create larger percentage swings from month to month.
Inventory growth continues to give buyers more choices. The region ended June with 2,535 homes for sale, up 10.5 percent from last year, representing a 4.1-month supply. Inventory increased across existing homes, new construction, and townhouse and condominium properties.
The broader 12-month view shows steady but segmented growth. For the rolling 12-month period ending in June 2026, pending sales increased 1.0 percent overall. The strongest gain occurred in the $350,000-and-above price range, where pending sales rose 6.5 percent. The rolling median sales price increased 2.7 percent to $299,000, while townhouse and condominium properties posted the largest price gain by property type, rising 16.8 percent to $198,000. Homes priced from $150,000 to $249,999 moved the fastest at 44 days, while properties priced at $350,000 and above averaged 74 days.
Local Market Highlights
County-level results continued to underscore how differently the market is moving across the region. In Cumberland County, existing single-family pending sales increased 17.7 percent and closed sales rose 2.4 percent year over year. Lee County posted especially strong gains, with existing-home pending sales up 61.5 percent and closed sales up 29.4 percent. Robeson County existing-home closed sales increased 29.6 percent, while Hoke County’s existing-home median price remained near last year’s level and new-construction median prices increased 1.8 percent.
