How to Prepare Your Commercial Roof for Cooler Weather

The introduction of Fall into our region is the ideal time to begin to prepare your commercial roof for cooler weather. Being proactive in executing the following steps will help prevent expensive repairs and prolong the life of your roof system: 

1. Check your maintenance records 

a. How old is your roof? 

b. When was it last inspected? 

c. Have you had any leaks over the spring and summer? 

d. Have there been any significant storms since the last inspection? 

2. Schedule an inspection 

For a nominal fee, most roofing companies will perform a thorough inspection that includes: 

a. Documentation of existing roof systems 

b. Photo identification of roof deficiencies 

c. Potential long-term problems 

d. Budget planning & cost estimate options 

e. Schedule and timeline for recommended repairs 

3. Clean and repair 

Schedule repairs for any issues discovered during the inspection or past maintenance records. Little issues can become bigger issues as the temperature cools and the roofing system contracts. If your building is around trees, falling leaves and other tree debris can quickly clog your roof’s drains and gutters and cause big problems if left alone. Be sure to check that your roof, gutters, scuppers and roof drains are clear of items that could damage the roof or block the flow of water rapidly draining off the building. 

4. Schedule ongoing preventative maintenance. 

Most commercial roofing companies offer preventative maintenance programs that will ensure your building’s roof will maintain peak performance throughout the year. These programs include making minor repairs to protect building owners from interior damages caused by water intrusion, help prevent costly repairs down the road and extend the life of the roof system. The frequency is either quarterly, semi-annual or annual depending on the size of one’s business and if there are circumstances such as a lot of trees that have higher debris potential that require more frequent maintenance visits.
