

Obrecht Properties, LLC has entered the North Carolina commercial real estate market with its acquisition of an approximate 30-acre parcel located adjacent to Fort Bragg in Fayetteville.
The Maryland-based company, which has delivered more than 12 million square feet of commercial office, industrial/warehouse, and retail space over its 70-year history is developing The Gateway at Military Business Park on the site located at 2755 Procurement Circle. The Gateway at Military Business Park represents the first venture for Obrecht Properties outside of the State of Maryland.
“The Gateway at Military Business Park is the result of a collaborative effort among the City of Fayetteville and Cumberland County to consider and find solutions to the differing real estate needs of numerous stakeholders,” shared Chairman of Obrecht Properties Thomas F. Obrecht.
“The buildings have been carefully designed to support the requirements of companies looking to relocate to and expand within this vibrant market and to take advantage of attractive consumer demographics and a robust labor force. There is no better time to move forward with this project, which will have extremely wide-ranging and positive economic benefits for the entire region.”
Upon final delivery, the business community will encompass six single-story buildings totaling 325,550 square feet of flex/industrial space supporting multiple industries, including defense, medical- related and call center positions.

Grant-Murray Real Estate has been selected as the exclusive brokerage firm representing the project, with Principal Broker Neil Grant and CRE broker Roger Marx overseeing the assignment.

Obrecht Properties plans to break ground immediately at the business community, with Phase I comprising two single-story buildings totaling 52,500 square feet of space. The 28,000 square foot and 24,500 square foot buildings are designed to offer prime functionality and adaptability, and are equipped with 18-foot clear ceiling heights, 10 x 12-foot drive-in loading docks, and a free, surface parking field. Delivery of Phase I is expected to occur late next summer.

The balance of The Gateway at Military Business Park will be comprised of separate one-story buildings containing two 61,000 square foot buildings; and a 72,000 and 79,050 square foot building, with the timing of construction dependent on leasing pace. Future sites can be configured to match the exact specifications of end-users including the installation of security fencing and privacy gates.
“The response to The Gateway at Military Park has been immediate and robust, and we are presently engaged in negotiations with multiple regional and national tenants eager to lease space in the business community,” Obrecht added.
The Gateway at Military Business Park is situated at the intersection of Santa Fe Drive and Coalition Drive near the main entrance of Fort Bragg, which is considered the nation’s most populated military installation with a working population of approximately 70,000 active-duty soldiers and civilian employees.

According to data supplied by the Fayetteville Cumberland County Economic Development Corporation, more than 335,000 people reside in Cumberland County, with a median age of 31 years, which is younger than the national average. The gross domestic product, which measures the total value of goods and services produced in a county’s economy, is $24.4 billion.
