August 2026 Housing Market Update: Inventory expands as closed sales decline

Longleaf Pine REALTORS® today released its August 2026 housing market statistics, providing a current look at residential real estate activity across southeastern North Carolina. The latest data reflects expanding inventory and modest price growth, while pending sales and completed transactions declined from a year ago.

  • Total Closed Sales: 601 (down 14.8% year over year)
  • Pending Sales: 622 (down 2.4% year over year)
  • Median Sales Price: $299,000 (up 1.4% year over year)
  • Average Sales Price: $318,125 (up 2.4% year over year)
  • Active Inventory: 2,697 homes (up 13.8% year over year)
  • Months of Supply: 4.4 months
  • Average Days on Market: 61 days (up 10.9% year over year)
  • New Listings: 886 (down 4.5% year over year)

August's data points to a regional housing market with more available inventory and a slower sales pace than last year. Closed sales declined 14.8%, while pending sales decreased 2.4%. Active inventory grew 13.8%, giving buyers more choices. The average time from listing to accepted offer rose to 61 days, up from 55 days last August.

Compared with July, August brought fewer new listings, pending sales, and completed transactions. Using the July counts shown in the August report, closed sales declined from 714 to 601, pending sales decreased from 642 to 622, and new listings fell from 978 to 886.

Prices posted modest year-over-year gains overall. The median sales price increased 1.4% to $299,000, while the average sales price rose 2.4% to $318,125. Compared with July's previously published median of $307,000, August's median was 2.6% lower. Sellers received an average of 98.7% of their most recent list price, unchanged from a year ago. This measure does not account for seller concessions.

Market performance varied by property type. Existing single-family homes recorded 439 closed sales, down 12.5 percent from last year, with a median sales price of $277,450, down 0.2%. Single-family new construction posted 133 closed sales, down 18.9 percent, with a median sales price of $355,900, up 1.7 percent. Townhouse and condominium sales declined 25.6% to 29, while the monthly median sales price increased 9.5% to $241,000. Because this is a smaller segment, individual transactions can create larger month-to-month percentage swings.

Inventory growth continues to give buyers more choices. The region ended August with 2,697 homes for sale, up 13.8% from last year and representing a 4.4-month supply. Inventory increased 18.5% among existing single-family homes and 8.5 percent in single-family new construction, while townhouse and condominium inventory declined 3.6%.

Despite slower sales activity in August, year-to-date totals remained close to last year's levels. Through August, closed sales were down 0.5% to 5,080, pending sales were up 0.3% to 5,365, and new listings were essentially unchanged at 7,610.

The broader 12-month view also shows differences across price ranges and property types. For the rolling period from September 2025 through August 2026, pending sales declined 0.5 percent overall. The strongest gain occurred in the $350,000-and-above price range, where pending sales rose 6.6 percent. The rolling median sales price increased 1.4% to $299,000, while townhouses and condominiums posted the largest price gain by property type, rising 21.2% to $209,950. Homes priced from $150,000 to $249,999 moved the fastest at 46 days, while properties priced at $350,000 and above averaged 75 days.

Local Market Highlights
County-level results continued to underscore how differently the market is moving across the region.
Cumberland County: Existing single-family pending sales declined 8.2% year over year to 256, while closed sales decreased 10.8% to 256. The median sales price increased 1.1% to $265,000.
Hoke County: Existing single-family closed sales declined 16.7% to 45, while the median sales price was unchanged at $297,000. These homes averaged 29 days on the market compared with 41 days a year ago.
Robeson County: Existing single-family pending sales declined 17.2% to 24, while closed sales decreased 15.6% to 27. The median sales price nevertheless increased 7.6% to $209,500.
